I’ve been in all of these phases — constantly trying to stay motivated, waiting on the win, wondering when my hard work would finally pay off.

But let me remind you of something… you’re not alone.

We’re in this together — fighting for financial freedom, fighting for peace, and sometimes, just fighting to feel comfortable again.

With grocery bills sky-high, school tuition rising, and utilities climbing, it’s easy to feel like the walls are closing in.
But hear me clearly — this too shall pass.

Nothing lasts forever, and tough times are often the soil where your greatest breakthrough begins to grow.

💫 My Story: Walking in Faith When Everything Stopped

I remember the day I was laid off from the airline like it was yesterday.

Not long after, I sat in a meeting with my broker who told me there was a moratorium — banks couldn’t evict or foreclose.
As a REO agent, that meant no new listings, no closings, and no commissions.

In one moment, both of my income streams disappeared.
My airline job was gone, and my backup plan as a real estate agent suddenly needed a backup plan!

As I left the office, my mind was racing. What in the world was I going to do now?

I stopped at the ATM to pull out $20 for lunch and saw a $60 balance staring back at me.
I remember whispering, “Lawrd Jesus… how did I end up here?”

I had done everything “right.” I worked hard, I followed the plan, and I believed real estate was my path to freedom — so why was this happening?

But that’s the thing about walking in faith — sometimes, God allows everything to fall apart just to show you another way.

As I stepped outside of 7-Eleven, I got a call from one of my investor clients asking if I had any new inventory.
I told him I’d check and get back to him — knowing full well my office had nothing.

As I got in my car, a quiet voice said: “Craigslist.”

So I listened. I went on Craigslist and searched the For Sale by Owner section.
After scrolling for a bit, I came across an ad that caught my eye and called the owner immediately.

Turns out, he was actually a real estate wholesaler looking for a buyer — fast.
I sent the info over to my investor client, and within minutes, he said he wanted to submit an offer.

Twenty-one days later, I had $7,000 direct deposited into my bank account— all from simply connecting a (buyer) real estate investor with a (seller) real estate wholesaler.

And just like that, my real estate business was born.

🙏 Lessons from My Season of Faith

From that experience, I learned that faith is what keeps me grounded.
It’s what allows me to stay steady when everything around me feels unstable.
It’s what reminds me that even in moments of lack, God always provides a way.

Faith gives you the courage to move when logic tells you to stop.
It gives you clarity when confusion clouds your path.
And it transforms obstacles into opportunities — if you’re willing to trust the process.

That moment taught me that I didn’t need to have it all figured out.
I just needed to believe enough to take the next step.

And guess what? The truth is, life can be difficult to navigate, but in true Rebel fashion, I refuse to give up.

And just like that, the universe reminded me that everything is connected. My desire to invest in real estate allowed me to see a difficult situation as a doorway toward helping millions. Let’s dive in.

A Hidden Opportunity in Real Estate: Assisted Living

When most people think of real estate investing, they picture house flipping, multifamily rentals, or Airbnbs. But there’s a powerful, often-overlooked opportunity that not only creates consistent income—it changes lives.

I’m talking about becoming an Assisted Living Provider (ALP).

What is an Assisted Living Provider (ALP)?

An ALP owns or operates a residential facility that provides housing and care for seniors or adults who need help with daily living. Unlike nursing homes, these homes offer a warm, home-like environment that supports independence, medication management, and companionship.

This isn’t just business—it’s purpose.
By 2030, 1 in 5 Americans will be over 65, yet the demand for quality senior housing far exceeds supply. Many seniors struggle to find safe, clean, and affordable care homes—a gap that you, as a real estate investor, can fill.

My Story: How Life Opened a New Door

I never fully understood the senior housing shortage until it hit close to home. My mother, who’s always been fiercely independent, had a stroke a few years ago. Recently, she fell again and needed rehab to regain her strength.

Those visits to rehab and assisted living facilities opened my eyes to a massive housing gap for seniors. That’s when it clicked—this is where real estate and purpose meet.

I’ve now decided to also purchase a multifamily property specifically to house seniors. Life’s challenges often redirect us toward our calling, and this one showed me how I could serve my community while building generational wealth.

How to Start an Assisted Living Business

You don’t have to own a huge building to begin. You can start small—by purchasing a duplex, triplex, or small multifamily and converting it into a licensed assisted living home.

Step-by-Step Roadmap

Find the Right Property: Look for properties with wide hallways, ground-floor bedrooms, and accessible bathrooms.

Licensing & Compliance: Apply for an assisted living administrator license and follow your state’s health and safety requirements.

Prepare the Home: Add safety features—grab bars, non-slip flooring, ramps, and wheelchair accessibility.

Hire Qualified Staff: Depending on your capacity, you may need caregivers, nurses, or administrative help.

Attract Residents: Build partnerships with hospitals, rehab centers, and local senior networks for referrals.

Medicaid & Assisted Living Programs: Your Secret Advantage

Here’s something most investors overlook: Medicaid maintains a list of approved Assisted Living Programs (ALPs) in every state. These facilities are licensed to accept residents whose care is paid for through Medicaid.

Becoming a Medicaid-approved ALP can give you:

✅ Guaranteed occupancy through Medicaid referrals
✅ Reliable monthly income via state reimbursements
✅ Credibility with hospitals and families searching for placement

How to Get Approved:

Apply for ALP licensure through your state’s Department of Health.

Meet Medicaid participation and care standards.

Complete your Medicaid provider enrollment.

Here are a few state directories to explore:

New York: NY Assisted Living Program Directory

New Jersey: NJ Licensed Assisted Living Residences & Programs

Florida: Florida Assisted Living Facility Directory

Texas: Texas Assisted Living Facility Database

Or simply search: “Medicaid Assisted Living Facility Directory [Your State]” to find yours.

Funding & Grants for Women in Real Estate

You don’t need a bank loan to launch your ALP business. These grants and programs can help you secure funding:

🏡 Supportive Housing for the Elderly Program (Section 202): Provides capital and rental subsidies for senior housing.

🏡 NYS HCR Senior Housing Program: Helps fund affordable senior housing projects.

💖 Amber Grant for Women: Monthly $10,000 grants for women entrepreneurs.

💖 EmpowHer Grant: Supports women-owned real estate and service-based businesses.

💻 More Resources: Grants.gov, Women’s Business Development Council

Scaling Your Senior Housing Investment

Once you’ve launched your first assisted living facility, you can grow strategically:

Acquire additional senior housing properties

Franchise your care model or network with other ALPs

Add memory care, therapy, or rehab programs

Partner with investors to scale faster

Becoming an Assisted Living Provider isn’t just about real estate—it’s about impact investing. You’re creating homes, solving a social need, and building long-term financial freedom.

Final Thoughts

My mother’s health challenges led me down an unexpected path—one that allowed me to merge compassion with profit. This journey taught me that sometimes, your purpose hides inside your pain.

So, if you’ve been searching for a meaningful way to start your next real estate chapter, consider senior housing. It’s more than a property investment—it’s a way to build wealth and change lives.

💞 Because the best way to build a legacy… is by helping others live better.

With Love and Light,

Tiffany- Real Estate Rebel (aka Your Real Estate Bestie🏡)

Thanks for reading Real Estate Rebel in Heels! I needed more freedom, more time, and more stability.

That’s when I realized something powerful — it was time to stop renting and start owning.

That decision changed everything when I decided to house hack.

🏡 What’s House Hacking?

It’s when you live in one unit and rent the others out, allowing your tenants to pay your mortgage. And if you’re strategic, there’s money left over — that’s your cash flow.

I learned how to maximize my cash flow by renting to airline employees.

As a flight attendant, I saw a niche most people overlooked. I started renting my units to pilots, flight attendants, and mechanics — professionals who needed clean, comfortable spaces near the airport.

It’s like Airbnb on steroids ✈️ — but with longer stays, professional tenants, and less wear and tear on the property.

That one decision created consistent income, stability, and allowed me to work part-time.

The best part! I bought my first multifamily property as a first-time homebuyer, and it became the foundation of my real estate investing journey. I didn’t start off with creative financing or cash-only deals. I started with what was available — a traditional FHA loan and a few local grant programs.

And that one move opened the door to generational wealth.

💡 The Smartest Way for New Investors to Buy: Start with a Multifamily

If I were a new investor today, here’s exactly what I would do 👇

Instead of buying a single-family home, I would purchase a 2–4-unit multifamily property using a first-time homebuyer program.

Here’s why this is a game changer:

✅ You can live in one unit and rent the others out — that’s called house hacking.

✅ You qualify for FHA financing, which only requires 3.5% down.

✅ You may qualify for grants or closing cost assistance through your state or local bank.

When I bought my first property, my bank had a program that covered my closing costs entirely. That, combined with my FHA loan, made it possible to buy a multifamily with very little money out of pocket.

Compare that to a standard investment property loan, which usually requires 20% down — that’s a massive difference for a new investor.

And here’s a secret most people don’t realize 👇

When you buy a multifamily, the bank can also include potential rental income in your loan qualification. That means you can qualify for a higher purchase price, giving you access to better neighborhoods and stronger cash flow potential.

📊 Reality Check: Rising Rents Are Pushing People Toward Ownership

According to Redfin and Zillow, the national median rent is now around $2,100/month, with many major cities seeing even higher prices.

That means renters are paying as much (or more) as a typical mortgage payment — but with zero ownership, zero equity, and zero tax benefits.

Meanwhile, landlords are benefiting from record rental demand and appreciating property values.

So, let’s be real — when rent equals a mortgage, it’s no longer just about “where you live.”

It’s about how you’re living and whether your money is working for you or for someone else.

🏦 Programs to Explore

If you’re a first-time homebuyer, check out these programs:

🏠 FHA Loan (Federal Housing Administration): 3.5% down payment, flexible credit requirements, and allows up to 4-unit properties (as long as you live in one).

💰 Local Bank Grants or State Housing Programs: Many cities and banks offer free money or closing cost assistance for new buyers.

🤝 NACA (Neighborhood Assistance Corporation of America): No down payment, no closing costs, and no credit score requirements — and yes, you can use it to buy a multifamily property too.

👉 The key is to use these programs strategically — not just to buy a home, but to buy a wealth-building asset.

---

👠 “But Tiffany, I’m Not Ready to Be a Landlord Yet…”

I get it.

Managing tenants can sound intimidating at first, especially if you’re new to real estate. But here’s what I tell every woman who feels hesitant:

Buy the multifamily anyway.

You can always live in all the units at first and rent them out later when you’re ready. The important part is securing the asset while you still qualify for first-time homebuyer benefits.

Later, when you move out, that property instantly becomes your first income-producing investment.

You don’t have to know everything right now — you just need to take that first step.

💵 Want to Buy Without a Bank? Here’s How.

Once you’ve built confidence with your first purchase — or if you’d rather skip the bank altogether — here are several creative financing options investors use:

1. Seller Financing

The seller acts as the bank. You agree on terms (price, interest, and monthly payment), and you pay them directly instead of getting a loan.

➡️ Great for buyers with stable income but limited credit history.

2. Subject-To Deals

You take over the seller’s existing mortgage “subject to” the current loan staying in place. You keep making the payments, and ownership transfers to you.

➡️ Allows you to acquire property without getting a new loan.

3. Lease Option (Rent-to-Own)

You lease a property with the option to buy it later at an agreed-upon price. This lets you control the property, build equity, and even sublease to cover your costs while preparing to purchase.

➡️ Perfect for those who want flexibility while learning the ropes.

Each of these strategies is powerful!

That’s why I always recommend first-time investors start with an owner-occupied multifamily — it’s low-risk, high-reward, and sets you up for long-term success.

Share

💖 Final Thoughts: Start Small, Dream Big

Sis, let me remind you — your first property doesn’t have to be your dream home. It just needs to be a smart move.

Use the tools available to you — the grants, the FHA loan, and the first-time homebuyer benefits — to get in the game.

You’re not just buying a property; you’re buying options.

Options that give you financial freedom, time flexibility, and the power to create a legacy for your family.

Because when you own property, you own opportunity.

So, whether you’re ready to house hack your way to passive income or just want to break free from paying rent, start now — with what you have, where you are.

The same rent you’re paying could be your down payment.

The same fear you feel could become your faith in action.

And the same woman reading this today could be the next Real Estate Rebel in Heels tomorrow. 👠✨

✨ Ready to Begin Your Ownership Era?

💌 Subscribe to Real Estate Rebel in Heels for more stories, strategies, and resources to help working women buy property — with or without the bank.

Or join the Rebel in Heels Investors Circle to connect with other women turning rent payments into real estate portfolios.

Because your financial freedom starts with that first bold step. 💕

With love and hustle,

Tiffany - Real Estate Rebel (aka Your Real Estate Bestie🏡)

Thanks for reading Real Estate Rebel in Heels! It was about stability, freedom, and creating a life that felt secure.

Watching home shows on Sunday mornings only fueled that dream even more.

On weekends, my mom and I would hop in the car and just drive.
It was our little escape — a moment to dream.

Somehow, we’d always end up in beautiful neighborhoods with manicured lawns and tree-lined streets. We’d drive slowly, in awe, wondering who lived there and what they did for a living.

Those drives planted a seed in me — a desire to change the narrative for my future family.

And it’s funny how life has a way of bringing you full circle, reminding you of your dreams in the most unexpected ways.

💕 Fast forward to last Saturday...

My daughter and I decided to have a mother-daughter day — lunch, laughs, and a healthy dose of 8th-grade shenanigans.

She had me cracking up about her friends bickering and how she stepped in to play peacemaker.
(Yes, I stay up on the tea — middle school drama is wild but hilarious!)

After lunch, we took the scenic route home. The sun was shining, the windows were down, our favorite song was on the radio — and in that moment, I was transported back to being that little girl driving around with my mom, dreaming of the future.

So, I took a random turn — one of those spirit-led detours.

The road curved up a hill, and suddenly, we were surrounded by the most magnificent homes — sleek modern ones with floor-to-ceiling windows and elegant Victorians with spiraling driveways and grand columns.

My daughter looked out the window and said,

“Mommy, I want to get a house like that one day.”

I smiled.

“Me too, sweetheart. Then, over time, the job felt like an arduous chore. Just something to create a paycheck at the end of the day.

Now? I see the benefits of this job in a completely different light. I see it as a blessing. It’s a way for me to build my real estate empire, one house at a time, one city at a time.

How the Shift Happened

The turning point came the moment I decided to invest outside of my backyard.

Back home, investor competition was fierce, and prices were steep. Even participating in tax lien auctions would force me to wait two years just to know if a property was mine. That timeline made it nearly impossible to scale.

Then something clicked while I was on a plane. I asked myself: why am I limiting myself to investing where I live when I have a job that takes me anywhere in the country—and sometimes outside the country?

I realized I could invest in Ohio, for example, and use my flight benefits to swing by and check on the property. Or fly out when I’m already near, without sacrificing time and money.

In that moment the light bulb went off. The sky’s the limit!

My Job as a Silent Partner

Because of my flight attendant schedule:

I travel to places where real estate is more affordable than my own city.

I can physically check on properties without the travel cost burden most investors face.

I leverage free or reduced travel perks to lower the cost of inspections, management check-ups, or auction trips.

It’s almost like my employer became my silent investor, covering the travel and giving me flexibility to grow my portfolio.

A Look Inside the Flight Attendant Schedule

Here’s what most people don’t know about the flight attendant lifestyle—and why it’s such a perfect fit for building something on the side:

On Call at First: As a new flight attendant, you’re usually on reserve. That means scheduling can call you to fly during those days. But on your days off, you’re truly off. Most new hires average 10–12 days off per month.

Seniority = Freedom: Once you’ve put in your time and you’re off reserve, you can build your own schedule. Want to fly 3 days a week? 2 days a week? Or just maintain your insurance by flying the minimum (around 40 hours a month at some airlines)? It’s up to you.

Paid While on Layover: A layover in another city still counts as work time. That means you’re being paid while enjoying dinner, sightseeing, or even checking out neighborhoods in markets you might want to invest in.

Day Trips: Prefer a routine? You can fly quick turnarounds. For example, a trip to Florida and back in a day—home in time to pick your kid up from school.

This flexibility is unmatched. For me, it meant I could carve out time for real estate investing without sacrificing my paycheck, benefits, or travel perks.

Advice if You’re Considering This Path

If you’re looking to transition into something new while building wealth, consider the airlines:

Training is 4–7 weeks, depending on the company.

You’re working your first flight right after training.

No age discrimination—the airlines hire people who want a career shift or simply love traveling.

Benefits include free or heavily discounted flights, health insurance, and flexibility to build a side business.

Airlines Currently Hiring

If you’re curious, here are some airlines that are hiring flight attendants now (click airline links below to apply):

👉 Delta Airlines

👉 United Airlines

👉 Southwest Airlines

👉 Frontier Airlines

👉 Republic Airlines

👉 Alaska Airlines

👉 Commute Air

👉 Breeze Airways

Final Thought

If you feel stuck, remember this: sometimes your job is already your greatest asset. I could feel the heartbreak through the phone. A year later, her pain turned financial: she was behind $5,500 on her mortgage.

The bank had already started pre-foreclosure. The worst part? She was about to lose a home with nearly $200,000 in equity. She didn’t have the money to catch up, and the thought of moving with foreclosure on her record left her devastated.

She told me it felt like sinking in quicksand.

Discovering A Secret Investing Method: Subject-To

At the time, I was still a real estate agent working with investors. I mentioned her situation to one of my clients. He told me:

“Call her. I think I can help.”

Here’s what he did:

He paid the $5,500 she owed.

He took over her monthly mortgage payments.

He gave her $4,500 in moving money so she could start fresh.

In exchange, she deeded the property into his trust.

For her, it was freedom — no foreclosure on her record, a fresh start.

For him, it was a property with $200,000 in equity for about $10,000 out of pocket. Later he sold it and made a nice profit.

That’s when I realized: you don’t need a mountain of money to invest. You need knowledge. You need creativity and it's called Subject To!

What Is Subject-To?

“Subject-To” means buying a property subject to the existing financing.

The mortgage stays in the seller’s name, but the deed transfers to you (often through a trust or LLC).

You take over the payments, without applying for a new loan.

This is powerful for working women who want to invest but may not have perfect credit, large savings, or access to traditional financing.

Scenario 1: Subject-To for Rental Income

Seller’s Situation: Behind $8,000 on mortgage payments. Mortgage balance = $350,000. Monthly payment = $2,500.

Investor Step: Pays $8,000 to bring loan current, takes deed Subject-To.

Rental Market Value: $3,300/month rent in that area.

Monthly Numbers:

Rent collected: $3,300

Mortgage payment: $2,500

Cash flow: $800/month

👉 Investor breaks even on the $8,000 outlay after 10 months. After that, it’s pure monthly cash flow + ownership of a property with equity.

Scenario 2: Subject-To, Then Sell with an Agent

Seller’s Situation: Same — behind $8,000 with a $350,000 mortgage.

Investor Step: Pays $8,000, takes deed Subject-To.

Market Value of Home: $450,000.

Equity Spread: $450,000 – $350,000 = $100,000 equity.

Exit Strategy:

Investor lists the property with an agent.

Agent commission (~6% of $450k) = $27,000

Add $8,000 arrears + $5,000 closing costs = $40,000 expenses

Net Profit:

$100,000 equity – $40,000 expenses = $60,000 profit

👉 That’s $60,000 net profit on a deal where the investor never applied for a new loan.

⚡ Key Insight:

At a $450,000 market value, the Subject-To strategy gives the investor two strong paths:

✅$800/month passive cash flow (with long-term appreciation).

✅$60,000 flip-style profit if sold immediately.

Things to Watch Out For

Subject-To is powerful — but not without pitfalls. Here are the things you MUST watch out for:

1. Due-on-Sale Clause — Many mortgages allow the lender to call the loan due if ownership changes. If you fall behind or the bank notices, it could be triggered.

2. Insurance — Make sure the property is insured properly, under your trust or LLC.

3. Transparency & Ethics — Sellers must fully understand the deal. Honesty builds trust and avoids legal trouble.

4. Repair & Maintenance Deferred Costs — As a new owner, you may inherit deferred maintenance or repair costs you didn’t anticipate.

5. Clear Exit Strategy — Will you keep it as a rental, flip, or sell later? Plan ahead.

Foreclosure Insights: What the Numbers Are Saying

Foreclosure activity is climbing nationwide — and fast. Here are the facts:

In July 2025, there were 36,128 properties with foreclosure filings, which is up 13% year-over-year and 11% higher than in June 2025.

In the first half of 2025, across the U.S., there were nearly 188,000 homes with foreclosure filings; that’s about 5.8% more than the same period in 2024.

States experiencing the worst increases include Illinois, Delaware, Nevada, Florida, and South Carolina. These places have some of the highest percentages of housing units entering foreclosure stages.

Mortgage delinquency (loans 30+ days past due, but not yet in formal foreclosure) is creeping up as well — hovering around 2.9% of all mortgages in mid-2025.

What’s driving this? Several factors:

👉 High mortgage rates and inflation making monthly payments and living expenses tougher.

👉 Divorce, job loss, medical bills — life events that can disrupt someone’s ability to stay current.

👉 Rising costs of insurance, taxes, and utilities squeezing budgets tighter.

Why This Matters 👀

These rising numbers mean more homeowners are under pressure. Foreclosure often feels like a trap: once late payments pile up, the options seem few.

But for newbie investors who know creative strategies, this is where opportunity meets compassion. You have the ability to help those in need like my girlfriend.

Rebel Takeaway

Too many women believe you need massive savings or perfect credit to get into real estate. That’s a myth.

Subject-To is about using what you do have — your intellect, your network, your creativity — to get started.

And if you think “But Tiffany, I don’t have $7,000 or $10,000 right now,” remember this: you find money for what matters. Explore value in things you already have by using your current resources.

✔ Pick up extra shifts

✔ Cut non-essentials

✔ Use your tax refund

Mindset Shift Tool

Let's start with building your belief system. Reprogramming your brain to believe is a great start toward creating abundance.

💡 Affirmation for Today:

“I attract opportunities that allow me to help others while building wealth for my family.”

💬 Question for You

If you knew a Subject-To deal could help a homeowner avoid foreclosure and give you a cash-flowing property, would you try it?

🛑 Ladies, real estate investing isn’t luxury meant for the wealthy. It’s a vehicle that you can use to build a legacy.

With love and hustle,

Tiffany - Real Estate Rebel (aka Your Real Estate Bestie 🏡)

Thanks for reading Real Estate Rebel in Heels! And real estate isn’t just about the wins—it comes with struggles too. So let me take you back to that day.

How My Tax Lien House Disappeared

I know what you’re thinking: “How is that even possible?” Well, let me take you back to the beginning. A few years ago, I won a tax lien property. The pictures online made it look beautiful—solid brick, charming street, the whole dream. I hadn’t even seen it in person yet, but I figured a family trip would be the perfect opportunity to check it out.

When we pulled up… the reality hit me like a ton of bricks. The roof was gone. Half the side of the house was missing. And the picture I had saved online? Totally deceiving.

Lesson #1: Always inspect a property in person
Online photos can be as deceiving as someone’s dating profile picture. So, hire a local person to inspect for you before bidding.

But here’s the beauty of tax lien investing: I’d only paid a couple thousand for the property. Even in its dilapidated state, it was still a win. I started getting quotes from contractors, only to learn that fixing it wasn’t an option—the house needed to be completely demolished.

The Costly Mistake Every New Investor Makes

Fast forward a year… I hadn’t even demoed the property yet. I assumed the city would notify me if something needed attention. One day we visited and saw the lawn freshly cut. Turns out… not my neighbors. 😅

Another year later, I got a court summons for not maintaining the grounds. I hired a landscaper to clean the lot. When he called me later:

“Ma’am, I can’t find the house.”

And just like that, the house was gone. The city had a blight demolition program and cleared it for free. My $20,000 demolition bill? Gone. 🙌🏾

Thank God, court was easy. The inspector confirmed everything was up to code, and I only paid a $150 fine.

Key Lessons for Beginner Tax Lien Investors

Inspect properties before buying – don’t rely solely on online photos.

Maintain your property – even if it’s just a vacant lot. Responsibility is yours.

Losses can be blessings – sometimes a potential nightmare turns into an opportunity.

Instead of a disaster, I walked away with a clean lot, no demo bill, and the chance to rebuild or resell.

Final Thoughts

Every step, even the messy ones, teaches you how to become a smarter real estate investor. If I can learn from my mistakes, so can you.

Remember, Bestie—every experience gets you closer to your investing dreams.

With love & lessons,
Tiffany – Real Estate Rebel (aka Your Real Estate Bestie 🏡)

Thanks for reading Real Estate Rebel in Heels! Not physically—but to kill the old version of me.

The woman living paycheck to paycheck.

The woman afraid to take risks.

The woman settling for less than she deserved.

I was ready to rise. To be a better mother, wife, entrepreneur, and woman.

Reprogramming My Mind 🧠

What happened next?

I took the first step toward changing my thoughts.

I began reading books on mindset and the power of belief. I started seeing my 9–5 not as a trap, but as a resource to fund my dreams.

I studied topics I was passionate about, which led me into tax lien investing.

Slowly, I began to think differently—and as my thoughts changed, my decisions changed. I became confident. I started taking risks. I did my first tax lien auction, and that one choice set me on an entirely new path.

⚡ Protecting My Energy

Next, I knew I had to protect my mind.

That meant:

Isolating myself from negativity (including negative people).

Turning off endless bad news.

Replacing it with voices that poured into me—mentors like Les Brown, Lisa Nichols, and Myron Golden.

This reprogramming became the foundation for my success.

Becoming Her 💋

And with my new mindset came new results:

✔ I turned my real estate side hustle into a real business.

✔ I surrounded myself with investors and learned the game.

✔ I mastered negotiation and found discounted properties.

✔ I bought property through tax lien auctions for the price of some people’s rent.

And then I realized—I wasn’t just doing this for me. Other women needed this too.

That’s why I created Real Estate Rebel—an organization that empowers working women through education and collaboration.

The Lesson

If you find yourself at a crossroads… if you feel the need to start over…

Kill the old you.

The woman you’re destined to be is waiting to emerge.

📚 The Books That Changed My Life

These books were my blueprint for transformation:

1.) The Magic of Believing

By Claude M. I can’t take a big risk with a family depending on me. I’ve got bills, tuition, and responsibilities. Maybe it’s just not the right time.”

Sis, I hear you. Heck, I was you. But let me say this with love: if you’re a working woman in America—especially a minority woman—you don’t have the time to NOT invest.

Job security no longer exists. And as my grandmother always told me: “Wish for the best, prepare for the worst.”

So, let me take you back to the day I placed my very first auction bid. I was scared, nervous, and clueless. And after this story, if you still believe you can’t do this—I’ll concede.

But I doubt you will. ❤

The Preparation

I had butterflies in my stomach the day I decided to take the leap. My nerves were all over the place. I picked up the phone and called the Lake County, Indiana tax assessor’s office. In five minutes flat, I had everything I needed: registration requirements, auction dates, redemption period, and the list of delinquent properties.

From there, I got to work:

Pulled up the properties online

Locked in my attorney to run titles

Called the electric company to check if service was still active on the addresses I liked

By the time auction day came, I was ready.

Or so I thought.

Auction Day

A few days before the auction, they sent me my bidder number. It felt like getting a lottery ticket right before the winning numbers are called.

Thirty minutes before game time, I double-checked my email. There it was. My bidder number staring back at me.

Now the nerves hit.

Fifteen minutes left. I stared at my scribbled list of top 10 properties. Tried to piece together a game plan—but how do you plan for something you’ve never done?

Ten minutes left.

Then—“Mommy, can you get me some juice?”

😳 Seriously? Right now?

I dashed to the kitchen, poured juice like my life depended on it, sprinted to her room, and raced back to my desk.

Five minutes left.

I typed in the auction’s URL. Error message.

“What?! No, no, no… why didn’t I test this earlier?”

My heart jumped into my throat. Panic. Breathe. Refresh.

And—waaa-lah! I was in!

The screen lit up. Properties began to populate.

And then the auction clock started its countdown.

My heart was pounding so hard I could hear the thumps in my ears. I whispered to myself, “Breathe, just breathe.”

The Bidding War

Then came the property. Another bidder and I went back and forth like boxers in a ring!

$600. $800. $1,000. $1,200. My palms were sweaty. My heart raced.

I wanted it bad.

$1,500. He went to $2,000. My stomach was in knots.

With one second left, I hit $2,500.

The clock froze.

Did my bid go through? Did I just lose?

Then the screen flashed:

You are the winning bidder!

I jumped out of my chair screaming:

“WE WON THE LIEN! WE WON THE LIEN!”

My daughter just stared at me like, “Mommy, are you okay?” 😂

But inside? I felt unstoppable. It was an adrenaline rush like no other. And suddenly, I thought, “I just did something most people don’t even know exists.”

The Aftermath

I sent my lien certificate to my attorney (he charged me $800 for title and foreclosure). Then I waited.

Four months later, a letter arrived. One property redeemed—I got my money back, plus 10% interest. The other didn’t.

Two months after that, I foreclosed. And just like that, I became the proud owner of a 3-bedroom, 2-bath 1920s bungalow—for $2,500.

Let that sink in.

Why Can’t You Do It Too?

I wasn’t rich. I wasn’t special.

I was just a mom with a laptop, a list, and the courage to press “Bid.”

So let me ask you—what’s really stopping you?

Because if I can win a house for the price of a used car, while pouring juice for my daughter in the middle of the auction, then sis—you can do it too.

This isn’t a dream. This is strategy.

This isn’t luck. This is preparation.

And this isn’t just my story. It can be yours, too.

So, tell me—are you ready to stop wishing for the best, and start preparing for the worst?

With truth and tough love,

TIFFANY- Real Estate Rebel

(Aka Your Real Estate Bestie🏡)

Thanks for reading Real Estate Rebel Substack! Instead, I want to talk about real challenges, real problems, and how to get through those moments when you think, “I just want to quit,” and wonder if anyone else feels the same.

I’ve been there. Heck, I still visit that place sometimes.

I’m just like you—a woman chasing a better life for her family. Real estate investing is my chosen vehicle to get me there, but the road? It’s anything but smooth. If you’ve been following my journey, you know I’m still in the trenches. Still building. Still believing.

There have been days when a contract fell apart. Days when a sale I was counting on didn’t happen. And suddenly, I’m staring at my bank account thinking, “When will I catch a break?”

Can you relate?

Add a layoff or unexpected expense to the mix, and it’s easy to feel like you’re drowning.

Trust me—I get it.

I’m a mom raising a child, a wife trying to be there for my partner, an entrepreneur still building and growing, and an investor managing the properties I have while still trying to expand my portfolio. And guess what? I don’t have it all figured out. But one thing I do know:

💪🏽 I’m not giving up—and neither are you.

So, when I feel like quitting, I remind myself:

👉🏽 This is what I asked for.

I asked for financial independence.

I asked to build an empire.

I asked to leave a legacy for my daughter.

Challenges don’t mean stop—they mean you’re leveling up. And here’s how you do it:

🔑 5 Action Steps to Stay Grounded When Life Gets Heavy

1. 📝 Journal Daily in Present Tense

Write your dreams as if they’re already true:

“It feels so good walking through my 4-bedroom house. I can’t wait to install white cabinets, along with a huge pearl color island in the center of the kitchen.”

Journaling keeps your vision clear, trains your focus, and becomes a record of how far you’ve come. Look back after a few months—you’ll be amazed at what you’ve manifested.

🎈 Need help getting started? Check out the Manifest Dreams Affirmation Journal It’s designed to help you combine journaling and affirmations in one powerful practice.

2. ✨ Speak Affirmations

Affirmations reprogram your subconscious mind to believe in your goals.

Example: “Every challenge I face makes me stronger and brings me closer to financial freedom.”

The more you say it, the more your mind believes it—and your actions will follow.

3. 📚 Read & Grow Consistently

Read one self-development book every month. (The Magic of Believing by Claude Bristol is a great start.)

Read one book that helps you master your craft. (The Real Book of Real Estate by Robert Kiyosaki is perfect if you’re diving into real estate.)

🚨 Growth compounds exponentially. The woman you’ll be in a year will thank the woman you are today.

4. 🔄 Shift How You See Challenges

Don’t view problems as roadblocks—view them as training. Each challenge equips you with a skill or strength for the next level.

Ask yourself:

“What is this teaching me?”

“How would my future-self handle this?”

5. 💗 Give Yourself Grace

Building wealth takes time. You’re not behind—you’re in process.

Celebrate small wins, forgive mistakes, and keep moving forward.

🌱 Mindset Shift for Abundance

Now let’s talk about mindset—because how you view things can shift the outcome, especially when you’re trying to create abundance.

Challenges will happen—but don’t let them sabotage what you’re building. 💡

Ask yourself:

✔ What should I be learning from this?

✔ How would the woman I’m becoming handle this problem?

✔ What solutions can I come up with?

These questions have kept me focused and prevented me from folding every time I hit a major hurdle.

👀 Are You Starting Over?

If you’re feeling the impact of the economy and job market—whether you’ve been laid off or just decided, it’s time to try something different—remember: perspective is everything.

If you’re starting over, maybe this is your moment to become who God intended you to be. Maybe this new season is about reinventing yourself and fully living the life you’ve dreamed about. ✨

🛑 Where Do You Start?

Start by writing down all the things you’re naturally good at. What comes effortlessly to you? Sewing? Cleaning? Organizing?

Then ask:

Could this skill be turned into a product or service?

If so, monetize it. You’d be amazed at how many people you could help—and the income you could generate along the way. 💰

And please remember: keep your real estate investing goals front and center. Create a timeline. Real estate is a long-term game.

I still have my W-2 job as a flight attendant, but my true wealth builder is real estate. 🏡

Stay focused, trust the process, and everything else will fall into place. 🌸

💓 Final Word

Challenges don’t mean you’re off track. Every setback, every long night, every tear is shaping the woman you’re becoming! Embrace it.

So today, take one step:

📝 Journal what you want as if it’s already yours

✨ Speak an affirmation

🎯 Tackle one small goal that moves you toward financial freedom

Keep showing up.

Keep believing.

Your empire is waiting. 💪🏽🌸

With love & grit,

TIFFANY– Real Estate Rebel

(Your Real Estate Bestie🏡)

Thanks for reading Real Estate Rebel Substack! And yet, so many of us give it away daily, trading hours of our lives for a paycheck that never seems to match our worth.

Let’s be real—times are tough. Layoffs, rising costs, and a lack of job security are hitting women and minorities the hardest. Depending on a single paycheck feels riskier than ever. That’s why I believe entrepreneurship isn’t just an option—it’s a necessity. And if you ask me, those who own real estate are always in a stronger position to build cash flow, security, and long-term wealth.

💪🏾 The Path to Success

Growing up, I thought the roadmap to success was crystal clear: graduate high school, go to college, get a degree, land a career. Simple, right?

But after three years in college, still searching for direction, my advisor suggested communications. I thought journalism might be the path—turns out, I didn’t love reporting the news. I just wanted to be on TV. I was chasing visibility, not purpose.

Later, as a flight attendant, I found flexibility and the chance to see the world. But even then, something didn’t sit right. I realized I was still trading the most valuable thing I had: my time.

And that’s when it hit me—time is everything.

Time with family.

Time to care for yourself.

Time to chase the dreams that light you up.

Once it’s gone, you don’t get it back.

💸 The Moment It Clicked

One morning, I was lying in bed when my phone lit up with Venmo notifications—rent payments from my tenants. I hadn’t even brushed my teeth, and money was already flowing in.

That moment changed everything.

I saw the power of owning assets that work for me—whether I’m sleeping, traveling, or spending time with my daughter. That’s not just income. That’s freedom. That’s ownership. That’s empowerment.

🔑 Why Tax Liens Are the Perfect Entry Point for Newbie Investors

If you’re new to real estate investing, tax liens are the plug. 🪝

Seriously—this strategy is one of the best-kept secrets in the game, especially for folks who don’t have deep pockets or perfect credit. Let me break it down:

💵 Low-cost entry point:

You don’t need tens of thousands to get started. Some tax liens cost as little as a few hundred bucks. That’s less than a designer handbag—and way more likely to pay you back.

💰 High potential returns:

Depending on the state, you could earn double-digit interest rates just by holding the lien. That means your money isn’t just sitting—it’s working overtime.

🏠 Path to property ownership:

Here’s where it gets juicy. If the property owner doesn’t pay off the lien, you could end up owning the property for pennies on the dollar. Yes, really. It’s like finding a hidden door into real estate that most people don’t even know exists.

✊🏾 No banks, no credit checks, no gatekeeping:

Unlike traditional real estate deals, you don’t need a loan, a high credit score, or a massive down payment. You just need knowledge, strategy, and a little bit of hustle.

Sis, this means all you need is knowledge + action!

Tax lien investing isn’t just about making money—it’s about ownership, access, and freedom. 🔥

This investing strategy flips the script on traditional real estate and puts power back in your hands. Here’s what it unlocks:

✅ Break barriers:

Forget needing perfect credit, massive down payments, or knowing someone on the inside. Tax liens lower the gate and hand you the keys. You can get in—and guess what? You deserve to!

🚀 Fuel your entrepreneurship:

The returns you earn aren’t just passive income—they’re launch money. Use them to fund your side hustle, start a business, or level up into bigger real estate deals. This is how you build your own table.

💪🏾 Build confidence:

That first win at a tax lien auction. It’s more than a financial victory—it’s proof. Proof that you can invest, you can build, and you can own. And once you’ve done it once, you’ll never look at money the same way again.

👩‍👧‍👦 Create generational wealth:

This isn’t just about you—it’s about legacy. You’re stacking assets that protect your family’s future and teaching your kids what ownership looks like. That’s real power.

✨ Success Stories: Real Women, Real Wins!

These aren’t Wall Street investors—they’re everyday people taking action. These stories prove that everyday women can take control of their financial future through tax lien investing! 🏘

Joanne Musa — The Tax Lien Lady®: Went from personal trainer to building a business teaching tax lien investing, helping thousands earn double-digit returns.

👉 Learn more here: Joanne Musa's Story (Tax Lien Lady)

Click on the link: Tax Lien Lady

Danielle Pierce— Mom of Three: Started with two vacant lots for $150 each, now earns double-digit interest while raising her kids. Looking back, I can see that I had been creating this life since I was a 6-year-old girl, staring at the glowing blue runway lights and whispering, “One day, that will be me.”

Thanks for reading Real Estate Rebel Substack! I just knew what I wanted and held on to it.

I grew up around people who often carried a victim mentality—“bad stuff always happens to me.” Looking back now, I realize they were unintentionally manifesting those outcomes. Speaking it, believing it, repeating it—that cycle made it inevitable.

But even as a little girl in Kentucky, I was dreaming bigger.

The Vision That Never Left Me 🤍

My mother traveled often, and I can still remember the ache of dropping her off at the airport. I’d stare at the runway, watching the dark blue lights glow in the night, and whisper to myself:

“One day, that’s going to be me. I’ll be the one traveling the world.”

That vision became a seed. 🍃

As I got older, I started ending my nights with the same prayer:

“Please God, help me live in a big city like New York when I get older.”

Middle school. High school. Same prayer. Same focus. I believed it with my whole heart.

Detours and Divine Redirects ⛔️

By college, I thought I wanted to be a journalist. I interned at a local news station, chased stories, and quickly realized it wasn’t for me. Doors kept closing in my face, and the stress of editorial deadlines made me question whether I had chosen the right career path.

And then came the phone call.

My girlfriend Maria told me there was a flight attendant job fair at a hotel just 5 minutes away. I thanked her but had no intention of going. I didn’t even own a suit. How could I walk into an interview looking unprofessional?

But my boyfriend at the time—who was moving to (guess where?) New York—said:

“Tiff, why don’t you just go? You have nothing to lose.”

At the very last minute, I decided to try. I pulled out one of my Sunday’s best outfits and showed up.

To my surprise, I made it through two rounds of interviews… and was offered the job on the spot. Training started in two weeks.

Here’s the wild part: Maria, the friend who told me about the interview, never made it because her car got a flat tire that morning.

The Manifestation in Full Circle 💫

The day I graduated from flight attendant training, bases were assigned across the country. And wouldn’t you know it… I was placed in New York City.

On my very first day, I got a call from a flight attendant scheduler: I was being sent to Milan.

That night, dressed in uniform with my roller bag at my side, I stepped out of the taxi at the airport. I turned to my right and saw those same glowing blue runway lights I had stared at as a child.

I smiled to myself because I realized—the connection.

I called my mom and said,

“Momma! Remember when I told you this would be me one day?”

She laughed and replied,

“I never doubted it, sweetheart. The world is yours.”

Final Thoughts 💡

If you’re reading this now, remember this: what you focus on and truly believe has power. The dreams you keep close aren’t random—they’re reminders of where you’re meant to go.

3 Manifestation Rules ✨

1. Focus Clearly — What you consistently focus on becomes your direction. Be specific about what you want and give that vision your attention.

2. Believe Fully — Doubt blocks blessings. You have to believe it’s already yours, even before you see proof.

3. Release & Receive — Once you’ve asked and believed, let it go. Trust God and the Universe to align the timing and open the right doors.

.🌟 Today's Mantra:

“I focus, I believe, I release—and I trust that what’s mine is already on its way.”

With love and light✨,

Tiffany, Real Estate Rebel

(aka Your Real Estate Bestie 🏡)

Thanks for reading Real Estate Rebel Substack! Because here’s the reality:

💡 You can buy property with your current resources. And if you don’t have enough cash, there are ways to bring in more capital. You don’t need to wait on perfect timing, a bank loan, or someone else’s permission.

You just need to know how—and I’m here to tell you!

Today, I’m giving you the blueprint. No fluff, no sugar-coating—just how I went from being a working mom on the brink of a layoff to making $7K in 21 days… completely by accident.

And I want to share this with you because if you’re a woman looking to purchase your first investment property—especially through tax lien investing—this might just open your eyes to a real estate side hustle you never knew existed.

How It All Started 🧭

At the time, I was already a licensed REO real estate agent.

But here’s the kicker: I wasn’t making money. COVID had shut everything down; there were no listings moving in my brokerage- thanks to the moratorium! And on top of that, I was about to be laid off from flying.

So, there I was—back against the wall, desperate to make money like yesterday.

That’s when I stumbled into something I now call: 👉 Real Estate Matchmaking

What Is a Real Estate Matchmaker?

At first, I didn’t even know what to call it. All I knew was that I had just connected a real estate wholesaler who had a property under contract with an investor who was looking to buy—and I got paid for it.

That’s when it clicked: I was basically playing matchmaker.

Here’s how it works:

1. Wholesaler – Finds homeowners in financial distress (foreclosure, divorce, probate, etc.) and gets their property under contract at a discount. Example: Let’s say that get the house placed under contract for $150K.

2. Investor – Wants off-market deals to flip or rent. They’ll pay above the wholesaler’s contract price because there’s still room for profit. Example: They agree to pay the wholesaler $175K for that same property.

3. You (the Matchmaker) – Connect the two, add your fee on top (say $5K), and get paid when the deal closes.

Compensation Recap: the wholesaler makes their money from their assignment fee—which is the money in between $175,000 minus $150,000 = ($25K). You add your fee on top ($5K), and the wholesaler rolls your fee into their assignment fee to compensate you.

Everybody wins: the seller gets out of their uncomfortable situation, the investor gets a deal, the wholesaler earns their fee, and you walk away with your check!

✅ No license required

✅ No broker splits

✅ No exams

✅ No startup costs

Just relationships. And because these buyers are cash buyers, deals close fast—usually in 21 days, or less.

How I Made $7K in 21 Days

Step-by-step approach:

👉 Joined Facebook wholesaler and investor groups in my city.

👉 Told wholesalers I had cash buyers. They started sending me deals immediately.

👉 Told investors I had off-market properties. They gladly gave me their email addresses.

👉 Added my fee on top of the wholesaler’s asking price and was upfront with the investor that my fee was included.

👉 Used a simple joint venture contract with the wholesaler so my fee was protected.

🚨 Fast forward three weeks—closing day came, the title company wired me my $7K fee, and just like that, I had the funds to buy my first tax lien property.

🔎 Difference: Licensed Agent vs. Real Estate Matchmaker

Licensed Agent: 🙎‍♀️

Split commission with broker (often 50%)

Buyers drag their feet, closing can take months

Sellers may be unmotivated or indecisive

Marketing and prospecting costs add up

Limited hands-on investment experience

Real Estate Matchmaker: ❤

Keep 100% of your fee

Learn how to find discounted investment properties

Wholesalers are motivated and need to close quickly

Cash buyers close fast, usually 21 days or less

Work directly with investors, learning how to evaluate properties and structure deals

The Bigger Picture 👀

I’m not saying you’ll make $7K in 21 days like I did. But I am saying it’s absolutely possible.

Even if you don’t pursue this path, you’ll walk away knowing exactly how you could make $5K without a license—

just by doing what real estate agents do, minus the red tape.

This side hustle is the reason I was able to step into tax lien investing. It’s the reason I bought my first investment property without using the bank. And its proof that you can start building wealth even if you’re starting from scratch.

Thanks for reading Real Estate Rebel Substack! And I asked myself: if I needed to buy a tax lien property but didn’t have the cash—say $3,000—how would I come up with the money?

The answer hit me instantly: create a side hustle. Not just any side hustle, but one that pays me, and—here’s the best part—teaches me about real estate investing at the same time.

That’s when I realized… this is exactly how I started.

Over the past 20 years in real estate, I’ve done it all—helping first-time buyers, working with investors on bank-owned deals, managing properties, even coordinating transactions behind the scenes. And looking back, every single role I played could have been a side hustle for someone who wanted to learn the business, earn some cash, and move closer to owning their first property.

Most people think the only way to make money in real estate is by becoming an agent or an investor. But the truth? There are real estate side hustles you probably never even knew existed—and they can help you come up with the cash for your first tax lien property faster than you think.

So, let’s talk about it.

---

1. Property Inspections

When I first started, I didn’t know you could make money inspecting bank-owned properties. It’s actually one of the simplest entry points because you don’t need a license.

REO (real estate owned) brokers often need help checking on foreclosed properties—things like taking pictures, verifying the condition of the home, and reporting back if there’s damage or security issues. You might note things like water damage in the basement, broken windows, missing electrical boxes, or leaky pipes.

💰 How much you can make: Most banks or REO brokers pay $30–$75 per inspection. If you knock out 4–6 in a day, you could easily earn an extra $500–$1,000 a week, while learning what to look for when evaluating properties.

---

2. Transaction Coordinator (TC)

A transaction coordinator is basically the backbone of a real estate deal. You don’t need a license—you just need to be organized, have a computer, and be detail-oriented.

As a TC, you help agents or wholesalers manage their paperwork: submitting contracts, scheduling inspections, tracking deadlines, and uploading documents to keep deals compliant. The best part? You can do it remotely, which makes it perfect for working moms, students, or anyone looking for flexible income.

💰 How much you can make: Transaction coordinators typically charge $350–$450 per file. Close just 5 transactions a month, and you’re looking at $1,750–$2,250 monthly as a side hustle.

---

3. Real Estate Matchmaker

This is one of my favorites because it combines networking with learning. You partner with wholesalers and bring buyers (usually investors) to their deals. Once your buyer signs the assignment contract, you get paid a fee.

This role gives you the same thrill of connecting people to properties as a licensed agent—but without the license, and in many cases, for even more money.

💰 How much you can make: Fees range from $5,000 to $20,000 per deal, depending on the property. I’ve done this multiple times, and the paychecks are life-changing.

---

Why These Side Hustles Matter

These side hustles are more than “extra cash.” They are entry points into real estate investing. They teach you:

How to spot issues in properties before you buy.

How deals flow from contract to closing.

How investors think and what they look for in deals.

And the money you make can go directly into buying your first tax lien property, which is one of the most affordable and secure ways to build wealth.

At the end of the day, protecting your family means building streams of income and positioning yourself for ownership. These side hustles aren’t just jobs—they’re steppingstones to your bigger real estate dreams.

---

With love and hustle,

TIFFANY – Real Estate Rebel (aka Your Real Estate Bestie 🏡)

Thanks for reading Real Estate Rebel Substack! Why? Well, these were some of my reasons:

-Fear of making a mistake and losing money.

-Fear of lack of knowledge on how to even start…

Oh, and here's another one. Not enough time to learn because, well… we’re already working, mothering, and wifing (which is basically like raising two kids already- sorry to my male besties for the shade 😅).

I get it. I was there.

And there came a time when I hit a crossroad. I knew I needed to do something different, but:

I didn’t want to put myself in a financial bind.

I didn’t know where to even start.

And my time was already stretched thin. I had zero patience.

But here’s the truth: I had to find a way out of no way.

That’s when I discovered tax lien investing. And after overthinking for way too long, I finally came to what I call my “fuck it” conclusion (excuse my French). I realized something powerful: with tax liens and tax deed investing, you literally have nothing to lose.

Here’s why:

If the homeowner redeems the property, you make interest on your investment (anywhere from 10–22%).

If they don’t, you gain the actual property.

That’s minimal risk, and that’s when my fear had to step aside.

How I Took My First Step

I had to really think (hard) about this investing thing. The next question was: How much can I realistically invest—and where will that money come from?

👉 Auction registration was $600, so I knew that would be my starting point.

👉 I set a goal of $3,000 to give myself room to bid.

👉 I picked up extra flights as a flight attendant and closed a real estate deal. My backup plan? Use my yearly income tax return if the deal didn’t go through.

Worst-case scenario: I spend $3,000, the homeowner redeems, and I walk away with $300 in interest. Best-case? I get a whole property. Either way, I couldn’t lose.

How I Found the Time

Being a working mom with a husband kept me BUSY. But here’s the truth—you make time for what matters.

I set aside 2 hours on Saturdays or Sundays to research.

I spent 30 minutes before or after work making calls to the tax assessor or building department.

That little bit of consistency was enough to build momentum.

Do These Two Things This Week to Get Started

1. Google “tax lien” or “tax deed auction” for the city or county you want to invest in. Find out if your state is a tax lien state or a tax deed state.

2. Call the tax assessor’s office. Ask when the auction happens, if it’s online, and where you can find the delinquent property tax list (sometimes it’s posted online).

That’s it. Done. You’ve officially taken your first step into real estate investing!

The Takeaway

Fear kept me stuck until I realized

: there was no risk, only opportunity. Once I knew I couldn’t lose, procrastination had no place.

So, if you’re a working woman wondering how you’ll ever start investing—let this be your reminder:

📌 Start with what you can.

📌 Use what you have.

📌 Make the time you think you don’t have.

Because the truth is, the scariest step is the first one. After that, it’s all possibility.

—

With love and boldness,

Tiffany - Real Estate Rebel✨

( aka Your Real Estate Bestie🏡)

Thanks for reading Real Estate Rebel Substack! Because you can. And you can do it with your current resources. So let's talk about it.

The headlines don’t lie. Women are leaving the workforce in record numbers. AI is replacing clerical and administrative jobs—roles mostly held by women—three times faster than men. And federal downsizing is striking the very positions most often filled by women.

That tells me one thing: depending on a job alone is no longer enough.

We can’t afford to sit back and wait for the economy—or any administration—to secure our future. We have to build it ourselves.

And here’s the truth: real estate is one of the few investments that can’t be automated, outsourced, or laid off.

---

My Story: I’ve Been There Too

I understand that feeling of, “What am I going to do now? How am I going to continue to pay my bills?”

I carry it as if it were yesterday—because I too faced being laid off from a career that once felt secure.

These economic times are unstable, yes—but they’re also exciting. My excitement comes from the opportunity that’s available and has been available for years. The opportunity most of us were never taught about: investing in tax lien and tax deed assets that pay you.

---

How to Get Started (Even If You Don’t Think You Can)

You don’t need a six-figure salary or a pile of cash. You can start with what you already have: savings, a little from each paycheck, your income tax return, or even reallocating your 401k. I remember pulling money out of my account to buy my investment property. People called me crazy, but now I have $400,000 in equity.

Here’s your action plan:

1. Start trimming today. Cancel the subscriptions you barely use. Skip the daily Dunkin’ run. Downsize what doesn’t serve you.

2. Save intentionally. Combine that extra cash with your yearly income tax refund.

3. Set a goal. Plan to buy one property—tax lien, tax deed, single-family, multifamily, or even just a vacant lot—each year.

Trust me, you can start with as little as $3,000. I did.

Let’s say you bid on a vacant lot and win it for $1,500. That’s a win. Hold on to it. You don’t need to decide right away whether to sell. Investors will begin calling you asking if you’re interested in selling—it happens to me all the time.

That lot is now an appreciating asset. You can sell it, borrow against it, or build on it. And let’s be real: land isn’t being made anymore. There will come a time when we run out—and when that happens, don’t you want to be on the owning side of the equation?

---

Build Your Legacy

Every year, commit to securing at least one property. It doesn’t have to be perfect. It doesn’t have to be huge. But it will be yours.

Don’t allow fear or layoffs to dictate your future. Ownership is power. Real estate is the foundation your children and grandchildren will thank you for.

Now is the time to strategically plan your future.

Now is the time to invest with the resources you already have.

Now is the time to leave a legacy.

With love and abundance,

Tiffany – Real Estate Rebel (aka Real Estate Bestie 🏡)

Thanks for reading Real Estate Rebel Substack! I want to welcome you to The Rebel Chronicles. And today, we’re going to talk about how I manifested a house without even realizing it. People think manifestation is “woo-woo.” It’s not. It’s not some mystical thing reserved for the ultra-spiritual or people burning sage under the moonlight. It’s measurable. It’s practical. And it’s something you and I do every single day — whether we realize it or not.

I grew up Baptist. And if I’m honest, the same principles I learned in church are the same ones people now call “manifestation.” Having faith without doubt. Speaking life over your situation. Believing in what you can’t yet see. The difference now? I don’t belong to a denomination — I’m now more spiritual than religious — but I believe God gave us the ability to co-create our best life.

The way I see it, manifestation is simply aligning your beliefs, your words, and your actions so strongly with your desired outcome that it eventually becomes reality. We already manifest things all the time.

Think about that one family member who always says, “When it rains, it pours,” or “Bad things always happen to me.” Have you noticed that bad things do keep happening to them? That’s the power of belief combined with words — even when it’s aimed at the very thing you don’t want.

A few years ago, I learned about reprogramming your mind to change your results. At the time, I didn’t realize I had already manifested something big — my first house.

---

The Backstory

Eight years ago, I was flying full-time as a flight attendant, with a young daughter at home. My husband — then boyfriend — was “Mr. Mom” while I was gone for 3 to 4 days at a time. We were both exhausted. He wanted me to quit.

So I came up with an idea: start a crashpad (shared living space for airline crew) so I could earn extra income and fly less. I pitched the idea to a landlord, and she agreed to lease me her apartment. I was sooo thrilled — I collected deposits from flight attendants ready to move in.

But a week before opening, one of them texted me saying other flight attendants had already signed a lease for that same apartment. Turns out, the landlord took my idea and did it for herself. I was soooo devastated.

I refunded the deposits and put my dream on pause.

---

The Twist

Weeks later, a realtor friend called me out of the blue. He had a client who owned a multifamily building and was open to renting both apartments to me. I went to see them and casually said, “I wish you had told me about this property before — I would have bought it myself.”

Immediately, he said, “Well, I have another property around the corner. Want to see it?”

We walked over, and the moment I stepped inside, something in my spirit said: This is mine.

There was just one small problem… I had no money to buy a house.

---

Faith in Motion

The very next day, I mentioned the property to my hairstylist, who told me about a first-time homebuyer program offering $18K toward closing costs — if the house was in a certain area. I called the lender right there in the salon.

Five minutes later, she said I qualified. I just needed the 3.5% down payment: $9,850.

That night, my husband and I said we’d figure it out — even if we had to beg, borrow, or sell something.

Then, while getting out of the shower, I heard a voice clear as day say: “401k.”

I called my benefits provider, not even knowing you could borrow from your retirement to buy a house. The rep came back on the line and said: “You’re approved… for $9,870.”

The exact amount I needed.

---

The Lesson

We bought that house. Renovated one of the units. And yes — turned it into a crashpad.

Looking back, I realized:

I had spoken it into existence (“I would have bought this property myself”).

I believed it was mine without knowing how it would happen.

I took action at every step without letting “lack” stop me.

God was saying, “Be patient. What I have for you is much better than what you’re trying to force.”

And that’s the thing about manifestation: it’s not about wishing and waiting. It’s about aligning your belief, words, and actions so powerfully that your reality has no choice but to catch up.

-—

You’re manifesting something right now — whether you want it or not.

So here’s my question for you: What belief are you speaking over your life today?

With love and abundance,

Tiffany – Real Estate Rebel (aka Real Estate Bestie 🏡)

Thanks for reading Real Estate Rebel Substack!
